We started with a contemporary floating home with 1-bedroom/1 bathroom and a loft. The home had not been updated since it was built in 1969. The homeowners needed to fully replace the float under the home and, by doing so, the process had removed the floor and all fixtures in the outdated fixtures.  The original vision was to:

1. Increase the waterfront deck space
2. Increasing the main home square footage to accommodate the loss of the tenderhouse structure at the back
3. Add 2 dormers to the second story to increase head clearance and gain enough valuable space
4. Enclose the second story loft and make it a primary bedroom with an ensuite bathroom
5. Add another bedroom to the second story to be used as a home office
6. Update the interior – focused on a new a bathroom and kitchen
7. Create an energy-efficient building envelope

This was a custom-tailored HAUS COUTURE services project.

We used the Interior Alchemy Way process to determine key information about how the homeowners intended to use the space. The initial idea, since available square footage was limited and it was not possible to expand the footprint, was to let the highest and best use of the interior square footage determine the floor plan and then collaborate with the architects to focus on making the exterior changes align with the interior changes in a beautiful way.

We worked with the homeowners to determine an ideal investment amount to achieve their goals.

We developed the new interior space plan, generated new drawings for the re-envisioned floor plan, and coordinated with the architect who focused on the new energy-efficient building envelope.

We collaborated with the project team which included architects, an engineer, and a contractor to develop a highly functional interior and worked with the Title 28 plan reviewer at teh Portland Bureau of Development Services to ensure all floating structure codes were being followed.

We selected all of the interior and exterior materials/products, including decking, windows, doors, siding, mini-split system, skylights, etc.

We procured the materials and products from the surface of the drywall inwards and the contractor handled framing, drywall, electrical and plumbing lines, and ducting, but we worked with them to ensure that mechanical locations had minimal impact on the design itself.

We provided project management services and were on site frequently during key milestones to ensure that the design vision was being built according to the approved plans and to help problem-solve along the way.
