PROJECT DESCRIPTION

This floating home, originally a 1-bedroom, 1 bathroom, with a second-story sleeping loft, was purchased as a part-time residence.  The work-from-home entrepreneur couple loved the floating home lifestyle so much that they decided to move in full-time with their teenage daughter.

Their program would require additional square footage, a private home office which could be double as an occasional guest bedroom, and 2 private bedrooms, plus a separate bathroom from their teenager.

A main challenge to this project were restrictions on footprint size which prevented the home’s expansion on the main floor, as well as Title 28 (Building Code for Floating Structures) which limits height increases.  In the end, we added two modern dormers on both sides of the A-frame as a feature to add 140 square feet and also reworked the entire floor plan to maximize storage and efficiency and which allowed us gain back space which had been wasted with the former layout. From there, we created 3 bedrooms (2 sleeping and one used as an office),  a full master suite complete with dual vanities, a steam shower, deep soaking tub, and separate private water closet.

We updated everything in this to-the-studs remodel & addition, along with all new mechanicals, electrical, windows and doors, and selected quality materials and finishes in neutral shades of white, grey, and blue to draw the eye toward the exceptional waterfront views.

Lastly, we updated the exterior with accents of red balau mahogany, inky metal accept wraps and finished the expanded deck in red balau to bring it all together.
